New hotel set to come to Arden Hills, situated along I-694

Built three decades ago, a vacant office building tucked away on Northwoods Drive near Interstate 694 and Lexington Avenue in Arden Hills will soon be replaced by a 139-room hotel.

At its Sept. 25 meeting, the Arden Hills City Council approved a request to demolish the outdated 21,111-square-foot office facility, built in 1988, and in its place, the council approved the construction of a Marriot Springhill Suites hotel.

The city received the request from Hawkeye Hotels, which has plans to build the five-story hotel in the center of the property, at 3920 Northwoods Drive, with a surrounding parking lot that will hold nearly 150 cars. 

Once all is said and done, the hotel’s footprint will be approximately 16,578 square feet and the first floor will include an indoor pool, fitness center, meeting room, lounge area, and 15 guest rooms. The second through fifth floors will have 31 guest rooms per floor.

“We approved it ... now I hope they’ll build it,” Arden Hills Mayor David Grant said in an interview, indicating that future steps are now in the hands of the developer. “Marriot has been looking to put a hotel on the 694 strip for a while now.” 

In a statement, Hawkeye Hotels said it expects to begin construction later this year and open the hotel in 2018. However, it was not specified whether or not the new hotel will be finished in time for the upcoming NFL Super Bowl at U.S. Bank Stadium in Minneapolis, a Feb. 4 event that has already sold out many hotels in the metro area.
